Apps for Real Estate Agents Screen Shot           Thousands of Agents went out and bought iPads. Then the market was flooded with Apps. At the same time we were confronted with how are we going to connect our contracts, use PDF, Word, our contacts from other programs and actually work on this, iPad was a new language of connecting. The good news is once you start to dive in and understand the lingo it all starts to come together. With Apps like Dropbox and CloudOn you can seamlessly move your contracts from your computer to your iPad and edit word, Excel and PowerPoint!

Learning to create folders is easy, simply drag and drop on icon and hold over another. Once you do that then name it. Put Social with Social. Video with Video, Business with Business etc…. Once you do this you will feel so much better. Just like we tell our sellers to clean up the clutter… Time to clean up the clutter on your iPad. Below are some great Apps and programs. DO NOT, I repeat DO NOT go to the App store and download them all. I call that “Shiny Object Syndrome”

Check them out see what is missing in your everyday flow. What would  help improve on what you are doing and help lighten your load. For goodness sake don’t add to your work load!

Turn your Technology into Tools

I recently did a workshop on apps for iPads and Smart Phones. I shared this presentation and since several people have asked for a list of the apps I thought I would go ahead and pass along the presentation. These are not all inclusive but simply a very useful buffet being served to select from. Remember you can never do it all nor should you. Just like if you went to a buffet you would not put every offering on your plate.

 

Concerning the Technology it can be a great asset to your business when you know how to use it or it can be a distraction and one more thing to deal with. Remember as a real estate agent your highest and best use is being in front of people not computers. Have you had a chance to check out the new look Realtor.com is rolling out? It not only looks clean and easier on the eye to navigate but they have incorporated SOLD properties.

Check out in the search section for recently sold homes on beta1.realtor.com. This is slowly being rolled out on the main site.

What is holding you back?

FROG & SCORPION

I have been asked the question so many times recently what do you want? 

So I pose the question to you. “What do you want?”


  • A successful Career?
  • Retire young?
  • Health?
  • Great Marriage? 
  • Heart of a wayward child? 
  • Regular vacation time?
  • Quiet?

Until you determine what it is you want there really isn’t a clear direction. Once you determine what it is then it’s identifying what is contrary to your objective. Bad habits, Bad influences, wrong influences, Bad anchors, Energy vampires. Time for a bus stop.  I  am very appreciative to the person who turned me onto Jon Gordon’s book  the Energy Bus. 

There were several important take aways but one really stood out to me and that is to give yourself permission to surround yourself with the right people, that includes family. If you are going to fulfill your purpose in this life, whether in your marriage, your family or your work it is unfortunate to allow negative influences, takers and energy vampires to steal your joy, your time, and your legacy. 

Some people want to talk about what doesn’t work- to you. Some people want to discuss people and problems not solutions-to you. Some people want to go to counselors but never implement action-to you, go to conferences but never make changes to their business-to you.  Some people want to borrow money but never change their lifestyle-to you. Come on now you know what I’m talking about. These relationships infect our lives and keep us up at night, distract us from everything we do. We can change ourselves but we cannot change others. This is so hard to accept.  

Sometimes its a matter of simply accepting people. 

The Scorpion and the Frog

 A scorpion and a frog meet on the bank of a stream and the scorpion asks the frog to carry him across on its back. The frog asks, “How do I know you won’t sting me?” The scorpion says, “Because if I do, I will die too.”

 The frog is satisfied, and they set out, but in midstream, the scorpion stings the frog. The frog feels the onset of paralysis and starts to sink, knowing they both will drown, but has just enough time to gasp “Why?” Replies the scorpion: “Its my nature…”

 

Once you have a clear direction you are heading, having people that will believe, agree, encourage, cheer and or pray for you if needed gives you the oomph to get through the valleys and over the mountains of life’s journey. That doesn’t mean you always agree, thank goodness. It just means that you are not a giant vending machine where people in your life come to vend. 

“I will take the m&m peanuts and she will take the Fritos” and you have no-one refilling your machine. What you have is mutually beneficial relationships. 

What do I want? To make sure I am honoring God with my gifts while I am still here, in the midst of that honoring the family God gave me.  This requires monitoring lest I get off track :)

Friends or Aquaintence? Facebook is here to help you decide

The Acquaintance List may solve newsfeed clutter and Facebook is here to help!

Facebook has updated yet another List tool .

Facebook has announced a tool to make it easier for you to add friends to your Acquaintances list. If you add someone to the “Acquaintances” list they will not be unfriended. Don’t worry they will have no way of knowing they have been put on the “list” but you will see fewer of their posts in your news feed. You will start seeing Facebook recommend groups of people that could be added to your Acquaintances list based on your lack of interaction with them.

Friends can be on multiple lists. If you have them on your list of friends from High School and also add them to your acquaintance list what happens?  When you go to your HS list you will find their updates. However in your daily New Feed you will see less content. This is good for that person you hardly know that posts 8 times a day.

Facebook engineer Jonathan Coens wrote in a blog post about the new feature:

If you are reading this and saying I don’t have lists.. UGH!!!!!!!  In September of last year, Facebook launched “Smart Lists,” which automatically created friend lists for you based on information from your profile, work place, schools attended, where you live etc…. You can then from the same location create your own lists.

Creative Video, Think outside the box

Dyson Funny Video, Educate, Make me Laugh Great Video

I had to share this video. It’s funny, it surprising, it keeps you engaged and you would never have thought it was going to be a vacuum cleaner commercial.

Agents are always wondering what kind of content should be in their videos. A) something people will watch. B) keep people engaged C) not necessarily an in your face real estate video.

If you give people interesting, informative information, even better if you can make it fun. The good Lord knows we all could use a heavy does of F-U_N. There are 4 key ingredients to almost any communication you have with a customer. Now it’s not likely you will get all 4 in every time. But have that top of mind. (not just for video-that was free)
1. Appreciate me
2. Educate me
3. Make me reflect/think
4. Make me laugh (entertain me)

When you include these ingredients people will be much more likely to not only remember you but want to call on you when they need your services. They will also be more likely to share your content with their friends. What’s your outside the box idea?

  • “Does this picture/video make me look fat”  Probably not & who cares they are going to meet you anyway! Be your wonderful awesome personable self!!
  • “I don’t know what to say” YOU TALK ALL DAY LONG!
  • “I get nervous in front of a camera” This is not the evening news this is in your house, at the office, alone, you can do over, chill, relax make it fun. Quick being OLD. Think like a kid.

What topics? You can’t compete with the BIG DOGS for SEO on Miami Homes for Sale. Step outside the box!
Share about a neighborhood, places to go, things to do, spotlight a neighbor, video testimonial (3rd party affirmation thumbs up). Don’t do an all about you video, add value to the customer. Educate them on distressed properties.
